Position Overview

The Financial Analyst will work directly with the brokerage team to analyze and prepare valuations of apartment buildings and apartment development sites. Additionally, the Financial Analyst will work with the marketing department to prepare proposals/RFP responses and marketing materials. This role will work directly with a brokerage team, playing a critical role in winning new business and facilitating the marketing and sales process for the sale of apartment buildings and apartment development land.

Responsibilities

  • Analyze operations and valuation of multifamily investment properties across the complete asset lifecycle, including: raw land, permitted land, new construction/lease-up, stabilized, and value-add/renovation

  • Analyze, review, and interpret real estate source documents, including profit and loss statements/operating statements, rent rolls, leases, budgets, vendor contracts, loan documents, and other due diligence materials

  • Research and comprehend rent and sales comparables using multiple data sources (e.g., CoStar, CBA, and RCA) as part of the valuation process with an ability to make cold calls to gather necessary information

  • Research market conditions in support of financial underwriting assumptions

  • Identify critical property level financial issues, interpret impact on operations/valuation, conduct further research, adjust/compensate valuation, and make recommendations

  • Communicate directly with industry professionals (asset managers, leasing agents, property managers, owners, and lenders) to gather information and refine analysis

  • Compile and present the results of analyses and effectively address questions

  • Prepare and present valuation conclusions, explanations of analysis, and detailed notes and assumptions for each analysis

  • Complete broker opinions of value and listing proposals for the pursuit of new business

  • Ability to play a role in presenting with lead broker in a formal client setting to audiences with a wide range of financial acumen

  • Perform all financial analysis and prepare financial information for use in property marketing process

  • Perform overall market, property location, and property overview, and economic research for use in property marketing process

  • Assist with responding to buyer and lender questions and requests for further information regarding financial underwriting in the marketing, due diligence, loan application, and closing process for the property sales cycle

  • Assist with the research and production of market reports/studies regarding rent, vacancy, sales, development, and employment

  • Assist with underwriting and analysis for investment acquisitions for partners

Required Qualifications

  • Experience: 3-5 years of financial analysis in apartment industry in the Pacific Northwest

  • Education: bachelor’s degree in business, economics, or other related discipline

Skills

  • Knowledge of financial valuation of apartment buildings and development land with thorough understanding of key financial concepts, including capitalization rates, internal rates of return, and cash-on-cash returns

  • Thorough command of Excel for running pro forma analysis

  • Research and communication skills to analyze market conditions and talk to industry professionals

  • Strong analytical, verbal, and written communication skills to story-tell and present analysis

  • Ability to assemble high-quality proposals, presentations, marketing materials, and reports
